Modern building automation for the Offenbach Omega Haus


The Omega Haus in Offenbach am Main offers 40,000 square meters of office space as well as a cafeteria and belongs to Landesbank Hessen/Thüringen. The Gesellschaft für Gebäude-Management mbH (GGM) is responsible for smooth operation of the facility. In addition to the Omega Haus, GGM manages buildings including the Frankfurt Main Tower and the Junghof.

The Offenbach Omega Haus looks very modern from the outside – and yet the building automation and control system goes back to 1995 and was accordingly out of date. To reduce the running costs and emissions while ensuring efficient operation at the same time, it became more and more urgent to carry out a modernization. The obsolete building automation and control system needed to be replaced.


Siemens won the public tender and was awarded with the migration project from a third-party system.

As a first step, the existing system was thoroughly analyzed. In addition, the energy consumption data was recorded. Then, appropriate modernization measures could be derived. In a second step, the existing automation and control system was replaced with Desigo. As a part of the migration, the existing control strategies were completely redesigned and optimized. Thanks to careful planning as well as night and weekend work, it was possible to ensure trouble-free operation and a constant energy supply.


Thanks to the new system, comfort has improved significantly within the building. In addition, energy consumption was reduced by more than 10 percent. Now, additional Desigo efficiency functions ensure optimal operation, providing for continuous energy savings and reduced maintenance costs. GGM is reliably supported during operation by a common Remote Service platform (cRSP).
